Not every property needs the same work before it is offered for sale. A newer home may need only cleaning and presentation, while an older home may benefit from selected repairs. Land, commercial buildings, investment properties and new construction require a different preparation process than an occupied residence.
Before committing to major upgrades, discuss the property, likely buyer audience, condition, timing and budget with Gracie. The goal is to prioritize work that improves clarity and presentation without assuming that every renovation will produce a return.
Mow or tidy the yard where applicable, remove avoidable debris, clean the walkway and entry, check exterior lighting and make the front door easy to access. Keep seasonal conditions and local water-use restrictions in mind.
Remove excess items from counters, floors, closets, garages and storage spaces. Pack items that are not needed during the selling period so rooms and storage areas are easier to understand.
Clean floors, windows, fixtures, appliances, bathrooms, kitchens, baseboards and frequently touched surfaces. Address persistent odors at the source rather than covering them with a strong fragrance.
Replace burned-out bulbs, open window coverings when appropriate and use consistent lighting so rooms photograph and show clearly.

Organize available leases, operating information, maintenance records, access instructions and permitted-use information. Coordinate showings with occupants in accordance with applicable agreements and requirements. Remove or secure confidential tenant, customer and business information.
Complete the agreed punch-list items, clean construction dust and debris, identify included fixtures and finishes, organize available permits, warranties and plans, and make unfinished or restricted areas safe and clearly controlled during showings.
Prepare the property as real estate rather than as a rental-management offering. Remove personal and guest information, verify access procedures and gather available information about current use. Do not advertise short-term-rental eligibility or income unless the specific property and current rules have been verified.
