A buyer’s broker is engaged to provide the services described in a written agreement and to represent the buyer within the scope of that relationship and applicable law. Before touring properties with Gracie, you will discuss your goals, the services you need, the duration and geographic scope of the relationship, and how brokerage compensation will be handled.
The agreement is intended to make expectations clear at the beginning. Read it carefully, ask questions about anything you do not understand and do not sign terms you have not agreed to. Legal questions about the agreement should be directed to a qualified attorney.

Page is Gracie’s primary market. Her experience helps buyers understand the local inventory, property types, transaction patterns and questions that may matter around the Lake Powell region.
Buyer representation is available for homes, luxury property, land, commercial real estate, new construction, duplexes, fourplexes, investment property, second homes and vacation-oriented purchases.
Gracie can help surface questions about known access, utilities, zoning context, intended use, improvements, leases, development considerations and short-term-rental restrictions. Verification must come from the appropriate authorities and specialists.
Gracie helps structure an offer using the buyer’s priorities, available market information, financing plan, property condition and transaction circumstances.
She helps coordinate disclosures, inspections, financing milestones, title and escrow communication, contingencies, amendments and closing deadlines.
When needed, buyers may engage lenders, inspectors, surveyors, attorneys, title professionals, insurance agents, contractors, engineers, accountants or other specialists.
Clients work directly with Gracie. She is available seven days a week and communicates with the parties involved throughout the transaction.
Before Gracie provides an in-person or live virtual property tour, you may be required to enter into a written buyer agreement. The exact agreement and timing depend on applicable law, brokerage practice and the services requested.

When the agreement begins, when it ends and how termination is handled.
Accurate information, communication, lender preparation, property decisions and other agreed obligations.

The type of representation and any disclosures required if circumstances create a potential conflict or change in agency relationship.
Real estate brokerage compensation is negotiable and is not set by law. The written buyer agreement should clearly state the compensation arrangement rather than leaving it open-ended. Depending on the transaction and the agreement, compensation may be paid by the buyer, may be offered by a seller or listing broker, or may be addressed through a seller concession negotiated in the purchase offer. A seller contribution is not guaranteed.
Gracie will explain the proposed services and compensation before you agree to representation. Ask how compensation will be handled in different scenarios, including what happens when the amount offered by another party is lower than the amount stated in your agreement.
Brokerage compensation is negotiable and will be explained and documented in the applicable written buyer agreement.
